Qualification guide

Do you qualify for a OneDSCR loan?

DSCR loans qualify the property, not your paycheck. If the rent reasonably covers the payment, your credit clears, and you have reserves, you can qualify — no tax returns, no W‑2s, no debt‑to‑income. Here's exactly what OneDSCR looks for.

The requirements

Six things that actually decide it.

Credit, down payment, reserves, the property's DSCR, the appraisal, and how you hold title do all the work. Think of them as levers — a weakness in one can often be offset by strength in another.

Down payment

Cash reserves

Occupancy

Reading the requirements

These flex against each other.

  • A lower DSCR can often be offset with a larger down payment or higher reserves.
  • A stronger credit score generally unlocks better pricing and, on some programs, higher leverage.
  • Reserve requirements typically scale with loan size and your total number of financed properties.
  • Qualification generally centers on the property rather than personal tax returns or a debt-to-income calculation, though specific requirements vary by program.

Credit

650 gets you in the door.

OneDSCR's minimum qualifying FICO is 650. Your score doesn't just decide yes or no — it moves your pricing and, on some programs, how much leverage you can access.

How credit tiers tend to work

740+Best pricing and typically access to the highest leverage tiers.
700–739Strong file — competitive rates on most programs.
680–699Qualifies comfortably; pricing steps up modestly.
650–679Meets the floor; expect slightly higher rates or a bit more down.
Below 650Under the minimum — reach out to talk through options.

The mid-score across your pulled bureaus is generally what's used. A higher score is one of the cleanest ways to improve both rate and leverage without changing the deal itself.

Loan amount & leverage

From $75K to $3M.

Loan amounts run $75,000 to $3,000,000 on 1–8 unit investment properties. How much you can borrow against value depends on your loan purpose.

Up to 75%
Max LTV on a cash-out refinance
  • Purchase 20–25% down (75–80% LTV)
  • Rate & term refi Up to 80% LTV
  • Cash-out refi Up to 75% LTV
  • Loan terms 30-year fixed and ARM
  • Interest-only Available on select programs
  • Multiple properties Financing available, subject to program guidelines

A stronger DSCR, higher credit score, or lower leverage can each move terms in your favor. A weaker DSCR may be offset by additional equity, stronger reserves, or other compensating factors, depending on the program.

Property & occupancy

Any non-owner-occupied, income-producing 1–8 unit property. You can't live in it — DSCR loans are for investment property only.

What underwriting confirms

The property is non-owner-occupied and held as an investment
Rent is supported by a signed lease or the appraiser's market-rent opinion (Form 1007)
Title is vested to you individually or to a properly formed LLC in good standing
The DSCR clears the program floor at the appraised rent, not just your estimate

What you'll need

A short document list.

Because there's no personal-income underwriting, the file is light. Here's the core of it.

Government-issued IDTo verify identity for the loan application.
Purchase contract or current mortgage statementDepending on whether you're buying or refinancing.
Proof of down payment & reservesRecent bank or investment statements.
Rent supportA signed lease, or the appraiser's market-rent opinion on a purchase.
Entity documents, if applicableArticles of organization and operating agreement for LLC vesting.

Notably absent: tax returns, W-2s, and pay stubs. OneDSCR also accepts gift funds toward the down payment — just not the full amount.

Frequently asked

Qualification questions, answered.

If you don't see yours here, an advisor can answer it directly — no credit pull to start.

650 is the minimum qualifying FICO. Higher scores generally unlock better pricing and, on some programs, higher leverage.
OneDSCR loans range from $75,000 to $3,000,000 on 1–8 unit investment properties. Purchases go up to 80% LTV; cash-out refinances up to 75%.

No. DSCR programs are built without personal income documentation. Qualification is based on the property's rent, the appraisal, your credit, and your reserves.
Most programs target 1.00 or higher, meaning rent covers the full payment. Some allow lower ratios in exchange for a larger down payment, higher reserves, or stronger credit.
Most purchases run 20–25% down (75–80% LTV). A stronger DSCR or higher credit score can reduce that on some programs; a weaker DSCR may call for more equity or reserves, depending on the program.
Usually. Lenders often want several months of the property's PITIA held in reserve after closing. The exact requirement depends on the program, loan size, and your profile.
Yes. OneDSCR commonly allows closing in an LLC or other entity — we'll confirm formation and vesting requirements with you before closing.
Many DSCR programs allow financing across multiple properties, often with fewer restrictions than conventional financing. Aggregate exposure and loan-count guidelines vary by program, and each property is underwritten on its own cash flow.
